OVERVIEW

12 & 12A Madingley Road are listed properties used for student accommodation. St John’s College undertook an extensive refurbishment of both buildings, involving a full strip-out and replacement of the mechanical and electrical (MEP) services, targeted improvements to the building fabric to enhance thermal performance, and complete remodelling of internal spaces to provide self-contained apartments for members of the college.



Through careful assessment of the cost and heritage impacts, the project design team developed a retrofit strategy that improved the existing fabric to enable the use of low-carbon heat sources whilst minimising disruption to the external façade and internal period features. Separate heat pump systems are provided to serve each building. The MEP approach adopted for 12A was to treat the refurbishment as a series of separate, self-contained flats, each with its own heat pump system for space heating and hot water. For 12 Madingley Road, which is substantially larger, a centralised heating system supplied by a common heat pump array was used. These larger heat pumps are also configured to switch over and provide cooling to mitigate against summertime overheating, utilising the same pipework and emitter system as the heating circuit to reduce the complexity and overall build cost. In rooms with cooling, fan-assisted radiators are used to disperse the cooling effect from the radiator and distribute the cold air throughout the space.

Hot water in 12 Madingley Road is generated using individual air source heat pump cylinders within the apartments. These cylinders incorporate the heat pump compressor and evaporator within their footprint, with ducted fresh-air and exhaust-air connections between the cylinders and the building facade. Ventilation in each apartment is provided using a centralised mechanical extract system with automatic demand controls based on the moisture level detected within the room. Other service alterations to the buildings include an improved metering system to enable separate sub-metering and billing for individual apartments (for heating, electricity, and water), as well as a complete replacement of the internal electrical services, including the installation of arc-fault detection safety devices on final circuits serving non-fixed equipment.

The scheme was constructed by Coulson Building Group and was completed in 2025.
