The property lacks a central heating system, making the retrofit of a heat pump or other low-carbon heat source challenging without significant internal alterations. There was also limited scope to incorporate significant fabric improvements without compromising the external façade and internal period features. To de-carbonise the property, the owners replaced the existing oil-fired AGA with an electric equivalent and removed the existing coal fireplaces. Plug-in electric heaters were installed in bedrooms and living spaces to supplement heat from the AGA and retained wood burners during winter.

This heating approach significantly increased the property's electrical energy use. The size of the solar PV array was paired to cover the estimated peak electrical load condition during winter. At other times of the year, electricity generated by the array far exceeds the property's demand. Battery storage was incorporated to store excess generation, improving on-site utilisation by allowing electricity generated during the day to be stored for later use at night or on overcast days. The solar array was sized so that the property would act as a net exporter to the grid for most of the year.

JGC assisted the client in negotiating an export tariff agreement with national electrical suppliers. This was crucial in ensuring the scheme's financial viability and return on investment. A review of available tariffs led the client to swap from their original export purchaser to a substantially improved agreement with a different supplier.
