MEP Design Services for Building Retrofit

OVERVIEW
Downing College acquired a Grade II-listed building with the dual objectives of repurposing it for college offices and residential accommodation and transitioning it from gas to a fully electric energy system to align with the college’s broader sustainability goals. JGC were appointed directly by Downing College as the project building services engineers to lead the sustainability strategy, design the mechanical and electrical systems, and support the planning and listed-building consent processes.
JGC conducted a thorough strategic review and options appraisal to determine suitable heating, cooling, and ventilation solutions, ensuring sensitivity to the building's historic character. Our proposals balanced sustainability, cost-effectiveness, and heritage considerations within the listed property. A significant design factor was the building’s numerous south-facing windows, which made natural ventilation attractive but problematic due to the nearby, busy Lensfield Road, which posed noise concerns.
As a solution, JGC proposed installing a Hybrid Variable Refrigerant Flow (HVRF) system, which offers high energy efficiency, adaptability to varying occupancy levels, and the ability to independently control temperatures in different areas of the building. This system was compatible with the historic building’s constraints and enabled futureproofing against summer heatwaves by providing space cooling. A solar photovoltaic (PV) array was installed on the roof to generate zero-carbon electricity, offset grid electricity demand, and enhance the building’s energy self-sufficiency.
After securing planning approval, JGC delivered RIBA Stage 3 designs for all disciplines and Stage 4 mechanical designs for construction. We collaborated with Downing College, the project architects, structural engineer and heritage consultant throughout the design and construction process to meet planning, conservation, operational, and cost standards. The project was completed and handed over in 2024, delivering a carefully balanced adaptation of the existing building that preserved the original's historic essence while providing sustainable, functional spaces for academic use.
